Following a period of normalization, pricing conditions are projected to show measured, selective growth, with detached housing demonstrating relative strength, while condos and apartments continue to provide strategic entry points for value-focused buyers and investors.
Calgary’s market is currently operating in a stable, well-balanced environment. Buyers benefit from choice and negotiating leverage in select segments, while sellers continue to experience steady demand when properties are positioned correctly. Overall conditions reflect a measured, steady market cycle.
Detached homes continue to anchor demand, particularly in established communities with strong lifestyle amenities, parks, and schools. Condos and apartments remain active in higher supply conditions, offering strategic opportunities for both entry-level buyers and investors.
Moderate, uneven growth is anticipated across segments. Inventory is expected to remain balanced overall, with performance driven more by property type and location than broad market movement. Economic stability, migration trends, and interest rate conditions will continue to shape activity.
Prices are expected to trend modestly upward in select segments, particularly for detached homes in desirable neighbourhoods. This reflects sustained demand and limited high-quality supply rather than broad-based acceleration.
Certain condo and apartment segments may experience short-term softening due to elevated inventory. However, meaningful market-wide declines are not anticipated under current fundamentals.
A significant correction is not supported by current economic and demographic conditions. Calgary continues to benefit from population growth, employment diversification, and sustained housing demand, supporting long-term market stability.
